Fast help for leaks, flooding, and moisture issues, with a process that starts by stopping the spread. We protect unaffected areas, remove water when needed, and set drying and dehumidification based on moisture readings, not guesswork.
You’ll get clear documentation, straightforward updates, and a plan that prevents secondary damage like warping, staining, and mold growth. If the job calls for mold remediation or fire and smoke support, we coordinate it without turning the worksite into chaos.
If water is moving fast or you’re worried it’s behind walls, time matters, but so does doing it correctly. We respond 24/7, locate the affected materials, and build a containment-minded plan that keeps the mess controlled while drying is underway.
Our team tracks moisture over time and adjusts equipment based on real readings, so you’re not stuck in a cycle of “drying” that never ends. When mold concerns come up, we’ll explain what’s needed and what isn’t, then document everything for the next steps.
Des Moines homes and buildings often deal with higher ambient humidity, which can slow drying after leaks or water intrusion. We start with water extraction when needed, then use targeted dehumidification and monitoring to dry the structure without cutting corners.
You’ll know what we found, what we’re doing, and why, with updates that are easy to understand. The goal is to dry thoroughly, reduce odor and moisture risk, and help you avoid the secondary problems that show up days later.
From apartments and offices to retail spaces, restoration in Tukwila often needs clean containment and clear scheduling so the property can keep functioning. We respond 24/7, stabilize the area, and handle water removal and drying in a way that keeps disruption as low as possible.
If smoke residue, soot, or odors are part of the situation, we can add targeted smoke and odor control with a defined scope. You get documentation, a realistic timeline, and a plan that supports repairs without rework.
When damage hits, most people want two things: a fast response and a clear plan. We handle emergency restoration in Renton by stabilizing the situation first, then removing water, drying, and monitoring until moisture levels are back where they should be.
If the timeline or conditions point to mold risk, we’ll explain your options and move into mold remediation only when it’s truly necessary. Expect straightforward communication, photo documentation, and next-step guidance you can actually use.
When damage affects a home in Eatonville, the cause is often tied to heavy rain, roof leaks, plumbing issues, crawl space moisture, or storm-related water intrusion. We help stabilize the situation, remove water, dry affected materials, and check for hidden moisture before it turns into a bigger problem.
For rural homes, rental properties, and small businesses, we also provide mold remediation support when moisture has been sitting too long. Our team documents the damage, explains the next steps clearly, and helps you move from emergency cleanup to a safer, drier property.
Restoration Service Areas: What Coverage Looks Like And What Happens First
Service-area pages should make one thing clear: when damage happens, you need a response that’s fast and organized, not vague promises. Total Dry Restoration serves Burien and nearby areas, providing restoration services near Burien for water damage, mold concerns, and fire or smoke cleanup. Most calls start with water, so we focus on stopping the spread, removing moisture, and drying the structure correctly before secondary issues have a chance to build.
We also keep the process easy to follow. You’ll know what we found, what we’re doing next, and what the realistic timeline looks like, whether the job is in Burien, White Center, Des Moines, Tukwila, or Renton.
Stabilize the Property And Control The Damage, Fast
The first priority is containment and stabilization. We identify where the water or moisture is coming from, protect unaffected areas, and perform water removal or water extraction when needed. From there, we set drying and dehumidification based on moisture readings and material conditions, not guesswork. That measured start is what prevents problems like swelling, warping, staining, and hidden dampness that can linger behind walls or under flooring.
Drying, Documentation, And The Right Next Step For Your Property
Once drying is underway, we monitor progress and adjust equipment until materials return to safe levels. You get straightforward documentation and updates you can actually use, especially if insurance is involved or repairs are being scheduled. If conditions point to mold remediation or mold removal, we’ll explain what’s necessary and keep the work contained. If the loss involves fire damage restoration or smoke damage cleanup, we can coordinate odor control and cleanup with a clear scope so the property is ready for the next phase.

I had a concern of mold behind a wall and under my floor. They came and inspected it. Offered to clean it, however also walked me through exactly how to take care of it myself, all for free. Even offered further support through the process. Would absolutely use again!

We worked with Spencer from total dry restoration. He did a wonderful job. We had a issue with a sewage pipe leaking from our main floor toilet and getting the basement wet down in the laundry room.
Spencer did a great job of explaining all of the issues, and then got us on the schedule quickly. The thing that I appreciated was that he did a wonderful job of keeping the demo portion clean and was super prompt with his communication.

Our home experienced a sewer backup emergency that required immediate mitigation several months ago. Spencer was referred to me, and I’m so glad I chose his services.
He was quick to respond, provided daily updates, arrived on time for every appointment, and offered knowledgeable guidance throughout the process, including navigating the insurance side of things. Beyond his excellent service, Spencer is personable and genuinely takes the time to build rapport with his clients.
I highly recommend Spencer and his team at TDR. Thank you, Spencer, for your prompt, professional, and exceptional service!

Spencer came out immediately when a pipe broke and flooded the downstairs bathroom. He cleaned the mess up, set up the dryers, and let me know the next steps. He was efficient and followed the plan exactly. It was a pleasure working with him, and I would recommend him as a reliable, personable, and honest worker. He went above and beyond when there was an issue with a contractor, even though that wasn't his responsibility. The problem was resolved quickly, and I was happy I'd decided to work with him!

I read many of the other reviews before calling Total Dry Restoration and they all seem to have a common denominator to the experience I had. We had a sink overflow into the kitchen and crawlspace. We called and they showed up about an hour. They had to unfortunately remove all of the building materials in the kitchen and remove a large section of insulation in the crawlspace. Before we signed up with Total Dry, Spencer explained everything from beginning to end and it went exactly how he explained it. The demo took 1 long day with four people and the drying process took about 4 days. I imagined this whole process was going to take around 2-3 weeks, and it was roughly less than a week. Spencer referred out a great contractor who had equally the same customer service and quality work. Anyone who has Chubb insurance should definitely give this company if they unfortunately have a water damage incident like we had.

Talk about the definition of life savers! We had an emergency plumbing issue (read: very bad) on a Thurs AM, and Spencer and his crew were there within HOURS to apply their expert restoration services. They were unbelievably cool/calm/collected, proving their expertise, and walked our ownership through each step to remediate the issues we were now experiencing. They even left their equipment behind to fully dry out the space and ensure max. impact of their work.
Finally, they saw that we were on fire and they had the water hose, and they didn't even think to try to charge us based on our desperation. Rather, they presented a very reasonable scope and market rate for their work (honestly, I think we got a deal).
Couldn't recommend them more!

I called a company and they were too busy so Sean referred me over to Spencer at Total Dry Restoration. I was a little reluctant, but I saw a lot of good reviews so I gave them a chance. I was surprised how fast Spencer and his assistant responded. I had a washing machine leak that went from the upstairs down into the bathroom and recommended that I reach out to my insurance to file a claim. By the next day Alexandra (the office manager) was on the phone with the insurance company making sure everything was covered before we proceeded with mitigation. After everything was covered, Spencer and his team worked a 10 hour shift and got everything done in one day with the drying equipment running. 3 days later the job was dry and the report was sent over to the insurance.
Spencer consulted with me for about an hour after I signed up with Total Dry and everything he said, happened exactly how he said it would happen.
Great company hands down, fun crew, very polite and professional.
